a.) After previewing your home, we make recommendations on how to highlight the most wanted features requested by the largest number of buyers.
b.) We provide exquisite, professional photos and brochures. Your home will be shown on 50+ websites.
c.) We will send out “just Listed” cards to your neighborhood. Often, one of your neighbors may know someone who would like to live in the area.
d.) We will conduct an “Open House” if this is acceptable to the sellers. We do not feel open houses sell houses, but it is a great opportunity for fact finding, by asking the proper, informational questions from our visitors.
e.) We have a buyer! Once the offer is received, we will use our experience, extensive knowledge and unmatched negotiating skills to assure you receive the best terms and price for the sale of your home.
f.) Working on your behalf, we provide all the information to the title company and closing agents, making sure all the time frames and terms are met per the contract agreement.

Finding a Home
We meet with you and go over your list of wants and needs as well as find the right price range that fits your budget. We will continue to do our research and reach back out to you when we believe we have found the perfect home for you. If you do not like our find, we will continue working tirelessly until you are a satisfied client.
Submitting All Documents
Along with the contract, an Earnest Money check and a copy of the Pre-Approval letter is submitted to the Seller. When accepted, you will need to hire a building inspector of your choice, decide what other inspections you need and have a survey completed. You will also need to contact your insurance agent to have home owner’s insurance upon closing.
Meet with your preferred Lender and obtain a Pre-Approval letter. We need this to submit with the Contract on the property you have chosen.
Lenders will do their magic
Keep in contact with your Lender to make sure you are on top of any additional documentation or clarification they may need.
A final walk-through should be completed within 24 hours of closing. Have a cashier’s check made out to the title company at closing (the required amount will be given to you by the Title Company a day or two before the closing).

If you are not satisfied with our efforts, we’ll make it right or you may be released from the Listing or Buyer’s Agency Agreement.
